

If you are thinking of doing anything with Hyatt, think again!
If you've ever heard of a timeshare, then you may have heard of Hyatt Vacation Club, a Hyatt brand designed to steal your money under false premises and lies. Here's what happened to me, don't let it happen to you. First, about Hyatt;
Hyatt Hotels Corporation, commonly known as Hyatt Hotels & Resorts, is an American multinational hospitality company headquartered in the Riverside Plaza area of Chicago that manages and franchises luxury and business hotels, resorts, and vacation properties. The company has about 925 managed, franchised, and owned properties (around 226,000 rooms) in about 65 countries. Its core Hyatt Regency brand offers hospitality services targeted primarily to business travellers and leisure guests. The firm’s hotel chains include the upscale, full-service Hyatt, Grand Hyatt, and Andaz brands, as well as Park Hyatt (luxury) and Hyatt Place (select service). Hyatt also operates resorts under the names Hyatt Zilara and Hyatt Ziva. Domestic markets account for nearly 85% of total revenue.
My timeshare was originally purchased from Welk Resorts in late 2015, but Hyatt purchased them in 2021/22 after Welk failed to deliver on promises to all of the owners, and was sued by the state of CA. See these links for details;
So when that original case for misrepresentation was settled, letters surely went out informing everyone. Well, given there was so much mail theft during COVID, some of us didn't get that letter and so the window of opportunity to recover our funds, lapsed. I was unaware of my ability to exit and was never advised of a cooling off period during the original sale, and I was one of the very victims this case was supposed to help. I learned of it only last year and reached out to many Hyatt contacts for a solution because I was trying to book, but nothing was ever available, and they told me that case was closed and touch luck.
- So here's a timeline of what happened to me
- In 2015, Bought the timeshare on the promise that we could day use the property pools, and that it was generational real estate I could pass to my children. Both turned out to be lies.
- In 2017, day use became heavily restricted
- In 2019, day use was shut down due to COVID, as was the ability to use the properties
- In 2022, Hilton bought Welk and created an incredibly complex system, with points being parked in 3 locations, expiring at different times, and usage has different criteria
- In 2024, Tried >12 times to book something throughout the year, with nothing ever available, indicating over sold properties
- On Nov. 15th, 2024, I made my first exit request, confirmed by HVC Exit Services
- On Dec. 23rd, 2024, HVC Exit Services told me I should find a broker, that there was a huge wait to exit so I filed a complaint with the California consumer protection agency, citing these details
- On Dec. 26th, 2024, I received a VM from Mr. Ross stating that the settlement was in 2020/2021. Unfortunately, with the COVID lockdowns and constant mail theft, I never received anything about the case listed above. I'm looking for an amicable solution to this issue. The property was sold to me on false pretenses, and it's irrelevant as to what year a case proved such.

- Throughout early 2025, nothing but threatening letters.
- File was sent to Meridian sometime in April
- Credit reported on May 21st, 2025, damaging an 839 credit score and potentially causing irreparable harm
After making numerous attempts to resolve the issue with Hyatt, and given that the property itself should have some significant value according to their own people and original materials I have from the purchase, why would they send it to collections for $2k of dues when I have not been able to use the property in over 7 years? I paid >$16k when I bought it, and paid dues even through COVID when the property was unusable. I even put the property in the Hyatt exit queue in 2024 way before my 2025 dues, only to have them drag their feet for months until dues were up, to ensure a new bill hit me and I would be ejected from the exit queue.
So to Hyatt, I will not pay and I sill dispute and expose your fraudulent lies. Give Hyatt your money, at your own risk.
